Maintenance for residential homes operates on a straightforward schedule: it needs to happen twice a year, once in spring to attend to the air conditioning system, and once in fall to attend to the heating system.
This basic biannual schedule doesn’t work for many commercial and industrial facilities, however, for several reasons:
- The equipment in commercial and industrial facilities undergoes more work because it must handle comfort and process needs for a large area and a larger number of people.
- Because heating and cooling equipment aren’t used only for comfort, they often run during what is considered the “off-season” for a home. Heating and cooling are often necessary around the year to protect equipment and to facilitate the process. There’s little downtime for HVAC equipment.
- The types of HVAC equipment used in commercial and industrial facilities are much different than residential ones, including systems such as infrared radiant heaters, unit heaters, and make-up air units. These systems have different maintenance requirements.
